This week we’re discussing the dos and don’ts of listing your property. Here are my top three tips: 1. It’s imperative to use a professional photographer. People no longer look at lower quality images. It’s almost as though we’ve forgotten how to process them and simply click next. 2. Depending on the property and the market, a video and/or 3D tour can help you capture international buyers as well as save you from unnecessary visits. 3. Open houses have made a huge comeback! People are making their rounds Sunday afternoons to find their future home. Sellers are also opting to hold off on visits until their open house to generate buzz and showcase the level of interest. What’s your top tip? Feel free to reach out or comment below your thoughts.

This week I discuss the ongoing debate of cash purchase or mortgage. The first thing to consider is your situation. Ultimately, that will determine which route to take. Personally, I prefer to use less cash and opt for a mortgage. By doing so, I can put the cash I saved to work and generate a greater return elsewhere. I’m a strong believer in building passive income, which requires investing cash. Due to the incredibly low interest rates we're seeing, I opt to use less cash when purchasing a property. Closing Costs: In this final Buying Process video, I walk you through closing costs. This often forgotten part of the transaction can cost you $5,000-$10,000 (or more) ! The key components of closing costs include: - The inspection - The notary fees - Adjustments - CMHC Insurance Tax (if applicable) - Welcome Tax All of which are critical to a transaction. The inspection ensures we get as much information as possible on the property we are preparing to purchase. It serves as a first line of defence against hidden defects. The notary ensures that the property we are purchasing has no other debts or liens against it. They also reconfirm that there are no issues with the title and handle registering the sale in the public registry. Adjustments are a mechanism used in order to reimburse any prepaid expenses. The notary will calculate to the day for any amounts that should adjusted in favour of the buyer or the seller. This typically includes taxes, rent collected, condo fees, oil, etc. CMHC insurance tax is a 9% tax on the insurance premium. In Quebec all insurance policies have a 9% tax. This amount is not financed in the mortgage and must be paid around the time of the sale. Lastly, there is Welcome tax. Sometimes, it is referred to as land transfer tax and it is actually a common tax around the world. We won't go into the exact calculation of it, but it's definitely a cost that needs to be accounted for.

Earlier this week, CMHC announced some exciting news for first home time buyers. 1. The home buyers plan got an upgrade! Each buyer can now withdraw up to $35,000 from their RRSP for the purchase of their first property. A couple could effectively use up to $70,000 from their RRSP’s! This represents a $10,000 increase from the previous limit of $25,000. It's important to note that the amount withdrawn still has to be repaid over the following 15 years. 2. The government has introduced a first time home buyer incentives. First time buyers getting an insured mortgage (less than 20% down payment) can now receive an interest free loan of up to 10% of the purchase price for new properties or up to 5% of the purchase price for existing properties. The incentive is capped at $40,000. 3. This incentive applies to buyers with a household income of less than $120,000 and for properties with a maximum purchase price of roughly $500,000. The maximum loan amount + incentive amount can not be more than $480,000.
