Compared to Q4 2022, there has been a slight dip in prices for homes and condos. Days on market is up, meaning it has taken longer for people to sell their properties than last quarter. It would appear that the market has returned to what it was before the pandemic. I do believe that Q2 will be strong, especially since interest rates are lower than people expected them to be. Assumable Loans : if the seller has a government loan, you may be able to assume the existing loan (subject to qualifying). The process will be different depending on what type of government loan it is. It’s definitely worth asking to see if you can make this work. Especially if the seller has a ridiculously low interest rate on their current loan. Subject To: you may be able to buy the property subject to the current financing. You would not assume the loan, but you would assume the payments on the existing loan. You would be buying the property subject to the current financing, and have a legal contract to make the existing monthly payments. This can be done through a mortgage servicer, so it’s all on the up and up. The seller can show proof that you are making the payments so they would qualify for a future loan if needed. Owner Financing : for some properties which are owned free and clear - you can negotiate custom financing terms with the seller.
